Bathroom Condensation Repair in Minnesota: Fixing an Uninsulated Attic Knee Wall

Bathroom condensation can look like a simple ventilation issue, but the real cause is not always inside the bathroom. On this project, a homeowner contacted us after noticing condensation problems in her child’s bathroom. After inspecting the area, we found the source of the moisture issue was actually behind the wall: the attic knee wall was not properly insulated or air sealed.

Because the bathroom wall backed up to a cold attic space, warm humid air from the bathroom was meeting a cold surface inside the wall assembly. That temperature difference created condensation, which can lead to stained drywall, peeling paint, mold concerns, insulation damage, and recurring moisture problems if it is not corrected properly.

The Problem: Condensation From an Uninsulated Knee Wall

During our inspection, we discovered that the knee wall on the attic-facing side of the bathroom did not have proper insulation. This allowed cold attic air to affect the temperature of the wall behind the bathroom. When warm interior air hit that cold surface, condensation formed.

This type of issue is common in Minnesota homes, especially in bathrooms, finished attics, upper-level bedrooms, and rooms connected to attic knee walls. In cold climates, proper insulation and air sealing are critical for preventing condensation inside walls and ceilings.

Project Scope

Our work included:

  • Inspecting the bathroom, attic, and knee wall area
  • Identifying the uninsulated attic-facing knee wall as the likely source of condensation
  • Removing affected batt insulation from the attic side
  • Inspecting framing cavities for visible moisture or deterioration
  • Sealing knee wall cavities from the attic side
  • Installing closed-cell spray foam insulation in the knee wall stud cavities
  • Creating an air barrier and vapor retarder to reduce future condensation risk
  • Repairing the affected drywall area in the bedroom closet
  • Taping, mudding, sanding, priming, and finishing the drywall repair
  • Addressing roof-to-wall flashing areas, including step flashing and kickout flashing
  • Installing ice and water shield at roof-to-wall transitions
  • Reinstalling shingles, siding, and trim as needed

Why Spray Foam Was Used

Closed-cell spray foam was the right solution because it does more than just add R-value. It also helps create an air seal. That matters because condensation is often caused by air movement, not just lack of insulation.

By sealing the knee wall cavities and adding closed-cell spray foam, we helped separate the warm bathroom wall from the cold attic space. This reduces the chance of warm humid air reaching cold surfaces and creating condensation inside the wall.

Result

The homeowner now has a properly insulated and air-sealed knee wall behind the bathroom. The repair helps prevent future condensation, protects the drywall and framing, and improves comfort in the bathroom and nearby living spaces.

This project is a great example of why bathroom condensation should be investigated carefully. Sometimes the issue is not the fan, the paint, or the bathroom itself. The real problem can be hidden in the attic, behind the drywall, or inside an uninsulated knee wall.
